Booking Conditions
Reservations are subject to availability and payment confirmation. To confirm a reservation, guests must complete the respective payment as described on the accommodation page. Rates, deposits, cleaning fees, and other charges are those displayed at the time of booking. All prices include VAT at the applicable legal rate.
Payment
Payments made through the website are securely processed via Stripe. Visa, Mastercard, and American Express credit and debit cards are accepted. Payment data is handled exclusively by Stripe, Inc., in accordance with their privacy policy, and is not stored by Herdade da Lapa, Lda.
Reservations made via direct email contact, namely whole-property stays or long-term stays, are subject to payment by bank transfer, under the conditions agreed with Herdade da Lapa, Lda at the time of booking.
Pre-Check-in
Upon booking confirmation, the reservation holder will receive an email with confirmation details and arrival instructions. Guests are asked to complete the Accommodation Bulletin at least 24h before check-in, indicating the exact number of guests, arrival time, and identification details as required by Portuguese law (foreign guests must provide identification in accordance with the Schengen Convention, article 45, no. 1(a)).
The number of guests in the bulletin cannot exceed the maximum accommodation capacity. If exceeded, Herdade da Lapa, Lda reserves the right to require guests to vacate without compensation or refund.
Cancellation Policy for Website Reservations
Cancellation more than 30 days before check-in: full refund.
Cancellation between 7 and 30 days before check-in: 50% refund of the total reservation value.
Cancellation less than 7 days before check-in: no refund.
In the event of overbooking, Herdade da Lapa, Lda will offer an equivalent alternative at no extra cost. If the guest does not accept the alternative, a full refund will be issued, less any days already used, with no right to further compensation.
House Rules
The maximum capacity is 2 adults per bedroom, with the option of additionally accommodating 1 child (under 12 years old) per room, in a cot or extra bed, available on request and subject to availability.
The reservation holder must be at least 18 years old and must stay for the entire duration.
Guests under 18 may only stay if accompanied by the adult reservation holder. Throughout the property, children must always be accompanied by a responsible adult.
Only guests named in the reservation are authorised to stay.
Parties and events are not permitted.
No pets of any kind are permitted.
Smoking inside the accommodation is strictly prohibited.
Quiet hours are between 22:00 and 08:00.
Check-in: After 16:00. We will be flexible whenever there are no guests departing on the same or previous day.
Late check-ins (after 20:00) must be confirmed in advance.
Check-out: Before 11:00.
The living room and kitchenette are shared by all guests. We kindly ask that they are left clean and tidy after each use.
Use of the swimming pool is at guests own risk. There is no permanent supervision. Guests are responsible for any accidents or damage resulting from misuse or risky behaviour at the pool or involving any equipment or facilities on the property, including farm animals. Herdade da Lapa, Lda accepts no liability for accidents or damage arising from such behaviour, without prejudice to its liability for defects or conditions of the installation attributable to the operator.
By making a reservation, guests expressly acknowledge and accept the house rules.
Applicable Law
These terms are governed by Portuguese law. In case of dispute, the Portuguese courts have exclusive jurisdiction. Herdade da Lapa, Lda reserves the right to update these terms at any time; guests are responsible for reviewing the current version before booking.
